What is specific to building in Alta Sierra
Well water is the governing material constraint, and the specific problem is iron rather than hardness. Iron staining is permanent — not a cleaning problem, a replacement problem — and it lands worst on light grout in a wet area. Hardness, where present, shows up as spotting on glass and accelerated wear on unlacquered finishes. Both are entirely parcel-specific. A current water test before selections costs very little and decides three choices that cannot be revisited afterwards: grout colour, metal finish and whether shower glass gets factory treatment.
Sloping wooded lots make crawl access the practical limit on drainage changes. Where a bathroom sits over an accessible crawl, moving a drain is a morning of work. Where the slope has left a shallow or partially enclosed space beneath, the same change becomes a genuine excavation. We are on a well. What exactly should we test for before choosing finishes?
Iron and hardness are the two that change bathroom selections, and iron is the one that does permanent damage. A standard residential water panel covers both. If iron is present we would steer you toward a mid-tone grout in the wet area rather than white, and toward coated metal finishes rather than unlacquered living brass. If hardness is high, factory-treated shower glass earns its cost. None of those decisions can be reversed once the work is done, which is why we want the result before selections rather than after.
Alta Sierra has a Grass Valley address. Does the city issue our permit?
No. Alta Sierra is unincorporated, so permits go through the Nevada County Building Department even though the postal address says Grass Valley. It is one of the more common jurisdiction mix-ups in the county, and getting it wrong at application stage costs time rather than money. We confirm it for your parcel before anything is submitted.
Can we move the shower to a different wall?
It depends on what is under the floor, which on these sloping lots varies house to house. Where the crawl space is accessible beneath the bathroom, relocating a drain is routine. Where the slope has left a shallow or enclosed space, the same move becomes a much larger piece of work. We look before we design around it rather than promising a layout and discovering the constraint later.
