What is specific to building in Grass Valley
Water here comes from the Nevada Irrigation District, drawing on the Yuba and Bear River systems through treatment plants including Loma Rica. That is Sierra surface water off granite and metamorphic rock rather than limestone, which is the same geology that makes the Placer County supply soft. We have not read a hardness figure out of the NID Consumer Confidence Report, so we are not going to quote you one — but the source is the same kind of water, and the aggressive descaling routine that gets recommended by default is very likely unnecessary here. If you are specifying stone or an unlacquered finish, the district publishes the report annually and it is worth two minutes.
Outside the city limits the picture changes completely. Alta Sierra, Cedar Ridge and the parcels running south and west are frequently on private wells, and well chemistry is independent of anything NID publishes. Iron is the common problem rather than hardness, and iron stains light grout permanently. A current water test before selections is cheap next to redoing a shower.
The historic core carries a constraint that newer stock does not: the further back the house goes, the more likely the bathroom is a later insertion into a space that was never planned for it. That shows up as a door that cannot open fully, a window in the middle of what should be a shower wall, and a drain that runs somewhere inconvenient because it was the only route available at the time. Those are solvable, but they are design problems to be worked through before demolition rather than discovered during it.
Grass Valley sits at around 2,400 feet, which brings real freeze exposure that Roseville and Rocklin do not have.
