Remodelling bathrooms in Truckee
Truckee is the one part of our territory where a bathroom is genuinely a different engineering problem. Everywhere else we work, freeze protection is a detail. At 5,800 feet, with a large share of the housing stock sitting empty and unheated through parts of winter, it is a design constraint that shapes where pipe can run before anyone chooses a tile.
It is also the only community we serve that is not drinking treated Sierra surface water. Truckee Donner Public Utility District draws entirely from the Martis Valley groundwater basin, which means the material advice that applies down the hill cannot simply be carried up here.
The housing stock, and what we find in it
Oldest first. What is behind the walls matters more than what is on them, and in Truckee it varies considerably by era.

What is specific to building in Truckee
Truckee Donner Public Utility District draws its water entirely from the Martis Valley groundwater basin, a deep aquifer rather than a river system. That makes Truckee the exception in our territory: Rocklin, Loomis and Granite Bay are soft because they are treated Sierra surface water off granite, and groundwater picks up minerals that snowmelt never contacts. We have deliberately not read a hardness figure out of the TDPUD report yet, so we are not going to quote one — and we are also not going to assume that a mountain town has soft water, because the mechanism here points the other way. If you are choosing between coated and living finishes, or considering natural stone, get the figure from the district first.
The winter-vacancy question shapes the plumbing design more than anything else. A house that drops below freezing while nobody is in it needs supply runs kept inside the thermal envelope, a shut-off you can actually reach and operate, and fixtures selected with drain-down in mind. We would rather reroute a line through conditioned space than insulate it in an exterior wall and rely on the heat staying on. This is the single most common reason we recommend a layout change in Truckee that we would not recommend in the valley.
Access and season compress the schedule in a way that has to be planned for rather than absorbed. Material deliveries are weather-dependent, trade availability is tighter, and a project that would run continuously down the hill can be interrupted by a storm cycle. We schedule Truckee work in blocks and get materials on site before demolition starts, because a bathroom opened up and then paused for a week is a much worse outcome here than it would be in Rocklin.
Second-home ownership changes the process itself, not just the construction. A significant share of Truckee clients are not in the house during the work, which means decisions get made remotely, selections need to be finalised earlier than usual, and documentation of what was found behind the walls matters more because nobody was there to see it. We photograph and write up discovery conditions as standard for this reason.

Truckee is an incorporated town with its own building department, so it does not permit through Nevada County the way Penn Valley or Alta Sierra do. The building environment is genuinely different from the rest of our territory — snow load, frost depth and freeze protection are live requirements rather than good practice — and structural or envelope work is reviewed accordingly. A bathroom that stays inside the existing walls is the simpler case.

Do you travel to Truckee for bathroom work?
Yes. It is the furthest point in our territory, and we schedule it differently because of that — continuous blocks rather than short visits, and materials on site before demolition starts. If you want someone who will drop in for an hour on three separate days, we are not the right fit for a Truckee project. If you want a crew that stays until a stage is finished, we are.
Is the water in Truckee different from the rest of the area?
Yes, and it is the one place we would not generalise from. Truckee Donner PUD draws entirely from the Martis Valley groundwater basin rather than from a treated river supply. The rest of our territory is soft because it is Sierra surface water off granite; groundwater is a different mechanism and we have not read the Truckee figure. Get it from the district before you commit to natural stone or an unlacquered finish.
How do you handle plumbing in a house that sits empty in winter?
By keeping supply runs inside the thermal envelope wherever the layout allows, giving you a shut-off you can actually reach, and selecting fixtures with drain-down in mind. Where a line has to stay in a cold zone we say so explicitly rather than insulating it and hoping. This is the main reason we sometimes recommend a layout change in Truckee that would be unnecessary lower down.
Can weather actually stop the job?
It can interrupt deliveries and it can affect access, which is why we plan Truckee projects around it rather than pretending it will not happen. Materials are on site before we open a wall, and the schedule in your written proposal reflects the season the work falls in. A bathroom opened up and paused for a storm cycle is a much worse outcome here than in the valley, so we design the sequence to avoid it.
We are not in the house during the remodel. How does that work?
It is common here and we run the process for it. Selections are finalised earlier than they would be for an owner-occupied job, decisions are documented in writing rather than agreed in a hallway, and we photograph and write up whatever we find behind the walls — because nobody was standing there to see it. You get the same record you would have had if you were on site.
Does Truckee permit through Nevada County?
No. Truckee is an incorporated town with its own building department, so it issues its own permits — unlike Penn Valley, Alta Sierra or Lake of the Pines, which go through Nevada County.
