What actually makes a bathroom accessible
Most people who call us about an accessible bathroom are not calling early. Something has already happened — a fall, a diagnosis, a hospital discharge with a date attached — and the bathroom that worked fine for thirty years has become the most dangerous room in the house. That urgency is understandable, and it is also the worst condition under which to make design decisions.
The bathroom is where the majority of home falls among older adults occur, and the reasons are unglamorous: a wet floor, a high tub wall to step over, nothing solid to hold, and a toilet that is too low to rise from unaided. Every one of those is fixable, and fixing them does not require the room to look like a hospital.
That last point matters more than it sounds. Accessible bathrooms get resisted — by the person who needs one most — when they look institutional. A room that reads as a nice bathroom and happens to be safe gets used. A room that reads as medical equipment gets avoided, and an avoided grab bar prevents nothing.
Six things, in rough order of how much difference they make. A step-free or low-threshold shower entry, so nobody has to lift a foot over a barrier while standing on a wet surface. Solid blocking inside the walls so grab bars can be anchored where they are actually needed rather than where a stud happens to be. Somewhere to sit — a built-in bench sized and positioned for a real transfer, not a folding seat as an afterthought.
Then: comfort-height fixtures, meaning a vanity around thirty-four to thirty-six inches and a toilet seat around seventeen to nineteen, both of which reduce the distance and effort of sitting and rising. Enough clear floor space to turn, which is the constraint that most often decides whether a wheelchair user can use a room independently. And controls placed where they can be reached from outside the water stream, so the shower can be started without stepping into a cold one.
Almost none of that is visible as "accessibility" when it is done well. Blocking is behind tile. A curbless entry looks like good design. A bench looks like a bench. Comfort-height fixtures look like current fixtures, because they are — they have been the default in new construction for years.
The ADA standards are a useful reference for dimensions, and they are worth reading. They are not legally binding in a private home, and following them literally is sometimes the wrong answer: ADA is written for public facilities used by strangers, and your bathroom is used by specific people whose actual reach, height and mobility we can design around instead of guessing.
Honestly: the case for and against
What it does well
- Removes the highest-risk movements in the house — stepping over a tub wall and rising unaided from a low seat
- Built during a remodel it costs a fraction of what the same work costs as an emergency retrofit
- Blocking installed now means a grab bar can be fitted in an afternoon at any point in the future
- Supports independence, which is usually the thing people are actually trying to protect
- Comfort-height fixtures and a curbless entry are easier for everyone in the household, not only the person who needed them
- Done properly it looks like a well-designed bathroom, not a care facility, which is what makes it get used
What to weigh against it
- A genuinely curbless entry depends on floor construction and is not always achievable without structural work
- Turning clearance for a wheelchair may require moving a wall, which takes the project well beyond a bathroom remodel
- Some cost-effective options — a tub cut-out, for example — solve one problem and leave the others in place
- It needs honest conversation about likely future needs, which is uncomfortable and much cheaper than doing this twice
- Insurance and Medicare do not generally cover home modification, so this is usually a private cost
Who this is genuinely right for
- Anyone remodelling a bathroom they intend to grow old in
- Blocking, a low or absent threshold and comfort-height fixtures add very little to a remodel already happening, and cost several times as much to add later.
- Households planning around a specific change in mobility
- When we know who is using the room and what they can and cannot do, we design to that person rather than to a generic standard — which produces a better and often cheaper result.
- Sun City Lincoln Hills and similar age-restricted communities
- These homes were built with standard builder tub-showers that suited their first owners and no longer suit them. Converting to a low-threshold or curbless walk-in shower is the most common and most effective project in this housing stock.
- Adult children arranging a parent’s home
- We are used to working with families who are coordinating at a distance and under time pressure, and to being straight about which changes matter most if not everything can be done at once.
What actually drives the price
Ranked from largest to smallest. We do not publish price figures, because a number without your room attached to it is a guess that anchors you to the wrong expectation. What we can tell you is where the money goes.

How the work actually runs
Understand the actual person
Before any design, we want to know who is using the room, what they can do unaided today, what they struggle with, and what is likely to change. Designing to a real person produces a better room than designing to a standard — and sometimes reveals that a much smaller intervention solves the real problem.
Establish what the floor and the walls will allow
Slab or raised floor determines whether a curbless entry is feasible. The room dimensions and what is on the other side of each wall determine whether turning clearance is achievable. Both answers come before design decisions, not after.
Design and select
Layout, entry type, bench position and height, bar positions, fixture heights and control placement are decided together, because each constrains the others. Bar positions in particular have to be settled before framing, since that is when the blocking goes in.
Demolition, structure and blocking
Out to bare studs and subfloor. Any recess for a curbless entry is formed. Solid blocking is installed at every planned bar position, at the bench, and at any position we think may be wanted later — the marginal cost of extra blocking while a wall is open is close to zero.
Plumbing, inspection and waterproofing
Fixtures are set to their designed positions, the valve is placed where it can be reached from outside the spray, and rough work is inspected before it is covered. The shower is then sloped, waterproofed as a continuous system, and flood-tested.
Tile, fixtures and bars
Tile is set with attention to slip resistance underfoot in the wet area. Bars are mounted into the blocking, not into tile and drywall. Fixtures go in at their designed heights.
Walk it with the person who will use it
The final walkthrough is done with the person the room was designed for, doing the things they will actually do. Bar positions and control heights are much easier to adjust now than after we have gone.
What goes wrong, and what to do instead
These are failures we find in finished work, not hypotheticals. Most of them are invisible on the day the job is handed over.
Mounting grab bars without blocking behind them
Drywall anchors and tile will not hold the shock load of an adult falling. The bar pulls out of the wall at the exact moment it is needed, and it takes a section of tile with it.
Instead: Install solid blocking during framing at every bar position, and at positions you might want later. It is cheap lumber, it is completely invisible, and it is the difference between a safety feature and a decoration.
Using a towel bar as a grab bar
Towel bars are not engineered to carry weight and are not anchored to carry it. This substitution appears in a great many bathrooms and fails in exactly one situation.
Instead: Fit real grab bars rated for the load. Modern bars come in finishes that read as fittings rather than hardware — brushed brass and matte black bars look entirely at home in a well-designed bathroom.
Designing to the ADA standard instead of to the person
ADA dimensions are written for public facilities used by strangers. Applied literally in a private home they can put a bar out of reach for a shorter person or a bench at the wrong height for a specific transfer.
Instead: Use the standards as a reference and then measure the actual person. Bar height, bench height and control placement should suit them, not a statistical average.
A tub cut-out as a substitute for a conversion
It lowers the barrier but leaves the tub, the narrow footprint, the low seat and usually the lack of blocking. It solves the least of the problems and makes the room harder to convert properly afterwards.
Instead: Where budget forces a staged approach, prioritise the shower entry and blocking first. Those are the changes that prevent falls; the rest can follow.
Slippery floor tile in the wet area
A polished tile that looks superb dry becomes genuinely dangerous wet, which undoes the benefit of every other change in the room.
Instead: Choose a floor tile with a slip rating appropriate to a wet area, and prefer a smaller format on the shower floor where the additional grout lines add grip.
Leaving the shower controls inside the spray
Starting the shower means stepping into cold water, which is exactly when balance is worst and the floor is about to become wet.
Instead: Place the valve so it can be reached from outside the enclosure, and add a hand shower on a slide bar so water can be directed rather than stood under.
Where accessibility demand actually concentrates locally
A substantial share of the accessible bathroom work in this area is in Sun City Lincoln Hills. These homes share a small number of builder floor plans, which is genuinely useful — we have generally seen your bathroom before. The standard project is converting the original alcove tub-shower to a low-threshold or curbless walk-in shower with proper blocking, a built-in bench and a comfort-height toilet. Because the plans repeat, the feasibility questions are usually answerable before we arrive.
Elsewhere, the deciding factor is foundation type. Most Rocklin, Roseville and Lincoln subdivisions from the 1990s onward sit on slab, which makes a curbless entry a known quantity: cut the recess, re-pour, waterproof. Older Auburn homes and many Loomis and Granite Bay properties on raised foundations depend on joist direction and depth beneath that specific bathroom, and that has to be established before the design is fixed.
Two-storey homes across Whitney Oaks, Stanford Ranch and newer Roseville tracts raise a further question, because an upstairs curbless entry has to work within an engineered floor system with limited tolerance for notching. It is often achievable and it is never something to assume.
Older foothill homes bring one more consideration. Pre-1970s Auburn bathrooms frequently have framing that is out of plumb, original galvanised supply lines nearing the end of their life, and drain venting that no longer meets current code. None of that is a reason not to proceed, but it belongs in the budget from the start rather than arriving as a surprise in week one.
On permits: relocating a toilet or a shower valve requires one, and recessing a slab or altering floor framing brings structural review into scope. Rocklin, Roseville, Lincoln and Auburn permit through their own city building departments; Granite Bay, the Loomis Basin and other unincorporated addresses go through Placer County. Will an accessible bathroom look like a hospital?
Not if it is designed rather than equipped. Every element has an attractive current version: grab bars in brushed brass or matte black that read as fittings, benches built in tile as part of the shower, comfort-height fixtures that are simply the modern standard. The features that do most of the work — a curbless entry and blocking inside the walls — are invisible in the finished room. This matters practically, not just aesthetically: a room that feels clinical gets resisted by the person it was built for.
Can you make my existing bathroom accessible without a full remodel?
Partly, and it is worth being clear about the limits. Grab bars can be added if there is something solid to anchor them to, and a comfort-height toilet can be swapped in straightforwardly. What cannot be retrofitted without opening the room is the thing that matters most: a step-free shower entry. If the budget or timeline forces a staged approach, we will tell you honestly which changes actually reduce risk and which mostly provide reassurance.
What is the single most important change?
Eliminating the step over the tub wall. Stepping over a fifteen-inch barrier, at height, onto a wet surface, while balancing on one foot, is the most dangerous movement in most homes. A step-free or low-threshold entry removes it entirely. Blocking for grab bars is a close second, because it is nearly free during a remodel and impossible to add afterwards without opening the wall.
Does the bathroom need to meet ADA standards?
No. The ADA governs public accommodations, not private homes, so nothing in your house is legally required to comply. The standards are still a good reference for dimensions and we use them that way. But we design to the person: if the user is shorter or taller than the average the standards assume, or transfers from a particular side, the right bar height and bench position are theirs rather than the standard’s.
How wide do doorways need to be for a wheelchair?
Wider than most existing bathroom doorways, which are commonly twenty-four to twenty-eight inches and too narrow. Widening a door is often achievable; the harder constraint is usually clear floor space inside the room for turning, which is a floor-area problem rather than a doorway one. If the room genuinely lacks it, the options are borrowing space from an adjacent closet or hallway, or relocating a wall — and we will say so plainly rather than designing something that will not work.
Will insurance or Medicare pay for this?
Generally not. Home modification is usually a private cost, though there are exceptions worth investigating in your own circumstances — some long-term care policies, certain veterans’ benefits, and occasional state or local programmes. We are contractors rather than benefits advisers, so we will not guess at your eligibility; it is worth asking whoever administers the relevant policy directly.
Can you add blocking now and bars later?
Yes, and it is exactly what we recommend for anyone remodelling a bathroom they intend to stay in. Blocking is inexpensive lumber installed while the walls are open, it is entirely invisible once tiled, and it means a grab bar can be mounted properly in an afternoon whenever it is wanted. Without it, the same job means removing tile and reopening the wall.
