Complete Bathroom Remodeling

The short answer

A complete bathroom remodel takes the room back to bare studs and subfloor and rebuilds it: layout, plumbing, electrical, ventilation, waterproofing, tile, cabinetry and finishes. It is warranted when the layout, the plumbing or previous bad work is the problem — not when the room simply looks dated.

What "down to the studs" actually means

A complete bathroom remodel means the room comes back to bare studs and subfloor and is rebuilt. Not resurfaced, not refreshed — rebuilt. Everything that failed, everything that was done badly by someone else, and everything that no longer meets code becomes visible and gets addressed.

That is the argument for doing it this way when it is warranted. It is also the argument against doing it when it is not: a full remodel is the most disruptive and most expensive path to a better bathroom, and a great many rooms do not need it. If your layout works and the plumbing is sound, replacing surfaces gets you most of the way for a fraction of the cost.

The honest test is what is actually wrong. If the answer is "it looks dated", you probably want a refresh. If the answer involves the layout, the plumbing, water damage, or work someone else did badly, you are looking at a full remodel whether you wanted one or not.


Everything comes out: fixtures, cabinetry, tile, substrate, flooring, and usually the drywall. What remains is framing, subfloor, and whatever plumbing and wiring runs inside the walls — all of it now visible for the first time since the house was built.

From there the room is reconstructed in sequence. Framing corrections where needed, then plumbing and electrical set to the new layout, then inspection, then insulation and substrate, then waterproofing in the wet area, then tile, then fixtures, cabinetry, glass and finishes.

The scope can include moving fixtures, which is what separates a full remodel from an expensive refresh. Relocating a vanity is straightforward. Relocating a toilet or a shower drain means opening the floor and reworking waste lines while maintaining fall and venting — on a slab, that means cutting concrete. Whether your project includes that is the single biggest determinant of what it costs.

Honestly: the case for and against

What it does well

  • Everything hidden becomes visible — failing pipework, previous bad waterproofing, framing problems, venting that no longer meets code
  • The layout can actually change, rather than being worked around
  • Electrical, ventilation and insulation all get brought up to current standard while the walls are open
  • Blocking for grab bars, a curbless entry and comfort-height fixtures can all be built in at almost no marginal cost
  • One coordinated project rather than a series of partial jobs that each disturb the room again
  • The finished room has a known history: you know what is behind the tile because you watched it go in

What to weigh against it

  • The most disruptive and expensive route to a better bathroom, and frequently more than the room actually needs
  • The bathroom is out of service for the whole project, not part of it
  • Discovery is guaranteed in older homes — the budget needs a contingency rather than a hope
  • Requires complete material selections before demolition, which is more decision-making up front than people expect
  • Permits and inspections add schedule that is outside anyone’s control

Who this is genuinely right for

Rooms where the layout is the actual problem
If the door hits the vanity, two people cannot pass, or the shower is unusable because of where it sits, no amount of new tile fixes it. Layout problems need the walls open.
Homes where the plumbing is at end of life
Galvanised supply lines and marginal venting are common in pre-1970s Placer County homes. The wall is only open once, and doing this work then is far cheaper than as a separate job later.
Bathrooms with water damage or a failed previous remodel
Where the waterproofing assembly was never built properly, resurfacing restarts a clock that is already running. These need taking back to substrate.
Anyone building in accessibility for the long term
A curbless entry, grab-bar blocking and turning clearance are all cheap while the room is open and expensive or impossible afterwards.

Ranked from largest to smallest. We do not publish price figures, because a number without your room attached to it is a guess that anchors you to the wrong expectation. What we can tell you is where the money goes.

How the work actually runs

  1. Design, measurement and constraint check

    The room is measured and the real constraints established — foundation type, joist direction, what is on the other side of each wall, where the drain and vent lines run. A layout that ignores these is a drawing, not a plan.

  2. Complete selections

    Tile, fixtures, valve, cabinetry, countertop, glass, lighting, paint. All of it before demolition. Every trade downstream of tile is blocked by tile, and tile is blocked by a decision.

  3. Permit

    Submitted to your city building department, or to Placer County for unincorporated addresses. A full remodel almost always requires one, since it alters plumbing and electrical.

  4. Protection and demolition

    Pathways covered, dust barrier at the doorway, and the room taken to bare studs and subfloor. Whatever is found inside the walls is photographed and shared with you before anything is covered again.

  5. Framing corrections, plumbing and electrical

    Framing brought back to plumb and flat where the finishes require it, fixtures set to the new layout, circuits run, ventilation ducting corrected, and blocking installed for grab bars and any wall-hung fixtures.

  6. Inspection

    Rough work is inspected before it is concealed. Nothing gets covered until it passes, and inspector availability is part of the schedule.

  7. Insulation, substrate and waterproofing

    Insulation where walls are open, backer board in the wet area, then a continuous bonded waterproofing membrane over the shower base and walls, detailed at every corner, niche, bench and penetration, and flood-tested before tile.

  8. Tile, grout and movement joints

    The longest single stage. Tile set in mortar appropriate to its format, laid out so cuts land where they are least visible, grouted, with movement joints at changes of plane and at the perimeter.

  9. Cabinetry, countertops and fixtures

    Vanity set and levelled, countertop templated and installed, plumbing fixtures fitted, lighting and mirrors hung.

  10. Glass, final finishes and walkthrough

    Glass templated against finished tile, fabricated and installed. Paint touch-up last. Then we walk the room with you and build the punch list from what you notice.

What goes wrong, and what to do instead

These are failures we find in finished work, not hypotheticals. Most of them are invisible on the day the job is handed over.

  • Starting demolition before selections are complete

    The room reaches a stage where nothing can proceed without a decision, and sits waterproofed and unusable while a tile is backordered. This is the most common way a reasonable schedule becomes an unreasonable one.

    Instead: Have every material chosen and, where lead times are long, on site before the first day of demolition. It is the single strongest predictor of a project finishing when it said it would.

  • Treating a full remodel as the default answer

    Considerable money and disruption spent on a room whose layout and plumbing were fine, to achieve a result a surface-level refresh would have delivered.

    Instead: Be specific about what is actually wrong. If nothing on the list involves layout, plumbing or water damage, ask whether a refresh gets you there.

  • Closing walls without adding blocking

    Grab bars, a wall-hung vanity or a heavy mirror later need solid backing that no longer exists, and adding it means removing tile and reopening the wall.

    Instead: Install blocking at every position you might plausibly want one, while the framing is exposed. It is inexpensive lumber and completely invisible afterwards.

  • Ignoring ventilation because the fan "works"

    A rebuilt bathroom with a walk-in shower puts far more moisture into the room than the tub it replaced. An undersized fan, or an adequate fan on a long flexible attic duct, leaves that moisture on the paint, grout and cabinetry.

    Instead: Size the fan to the room and correct the duct at the same time — diameter, length, rigid where possible, terminating outside. The duct matters as much as the fan.

  • Skipping the permit to save time

    No problem during construction; a real one at resale when records do not match the house, or with an insurer after a claim traced to unpermitted work. Retroactive permitting can mean opening finished walls.

    Instead: Permit it. The inspection is also an independent check on the part of the work you cannot see and would not know how to evaluate.

  • Budgeting an older home with no contingency

    The first discovery becomes a crisis rather than a line item, and every subsequent decision is made under financial pressure.

    Instead: Set a contingency proportional to the age of the house. A 1990s Rocklin slab home needs little; a pre-1970s Auburn home needs a real one.

What a full remodel runs into in this region

The scope of a full remodel here is largely predicted by build era. In Rocklin, Roseville and Lincoln subdivisions from the 1990s onward, the framing is conventional, the slab is flat, and the plumbing is where the drawings say it is. Full remodels in these homes are usually about layout and material quality rather than repair, and the estimates hold.

Pre-1970s homes in Auburn, Old Roseville and the Loomis Basin are a different exercise. Galvanised supply piping corrodes internally over its service life and is common in this stock; when we open a wall and find it, replacing the accessible runs while everything is exposed is nearly always the right call. Framing in these houses is also frequently out of plumb, which matters practically rather than cosmetically — frameless glass and large-format tile both need flat, plumb walls, so correction work becomes part of the scope.

Foundation type decides what is possible with the floor. Slab construction makes a curbless shower a known quantity: cut the recess, re-pour, waterproof. Raised floors make it a structural question depending on joist direction, depth and span. In two-storey homes across Whitney Oaks, Stanford Ranch and newer Roseville, an upstairs curbless entry has to work within an engineered floor system with limited tolerance for notching, and that is worth establishing during design rather than during demolition.

Water chemistry should shape selections. Municipal supply across Rocklin and Roseville is hard enough to scale glass and polished fixtures visibly, and much of the Loomis Basin and rural Auburn and Granite Bay runs on private wells where iron stains light grout permanently. Mid-tone grout in the wet area, coated rather than living metal finishes, and factory-treated glass all cost nothing extra at selection time and cannot be retrofitted.

How do I know whether I need a full remodel or just a refresh?

Write down what is actually wrong with the room. If everything on the list is about appearance — dated tile, a cultured marble top, a framed shower door — a refresh will get you there for considerably less money and disruption. If anything on the list involves the layout, the plumbing, water damage, or work someone else did badly, the walls need to come open. We will tell you honestly which category you are in, including when it is the cheaper one.

How long will my bathroom be out of service?

For the whole project, which is the main practical difference between a full remodel and a partial one. The schedule depends on scope, on whether materials are on hand before demolition, on inspection availability in your jurisdiction, and on glass fabrication time once tile is finished. We put a scope-specific schedule in the written proposal rather than quoting a number over the phone, because a number over the phone is a guess.

Can I keep the same layout and still gut the room?

Yes, and it is often the right answer. Taking a bathroom back to studs while keeping every fixture in its existing position lets you address the plumbing, framing, insulation, ventilation and waterproofing without paying to relocate drains. You get a genuinely rebuilt room at meaningfully lower cost than a reconfiguration, and in many bathrooms the layout was never the problem.

What is most likely to be found behind my walls?

It depends almost entirely on the age of the house. In a 1990s or newer slab home, usually very little. In a pre-1970s home: galvanised supply lines near the end of their life, framing that is out of plumb, drain venting that predates current requirements, and occasionally rot at a tub flange where a previous surround leaked slowly for years. None of it is alarming for a building of that age, and all of it is cheaper to address while the wall is already open.

Do I need to move out?

Almost never, provided there is another bathroom in the house. We set up dust barriers, protect floors and pathways, and clean the work area at the end of each working day. If this is the only bathroom, that changes the experience considerably and we will talk it through honestly before anything is signed rather than let you discover it in week two.

Will you find things that increase the price?

In an older house, probably — and you will hear about it the day we find it, with options and costs, before we proceed. What we will not do is discover something quietly and present it at the final invoice. Changes get priced and approved in writing before the work happens. That is also why we recommend a contingency proportional to the age of your house rather than an estimate that pretends everything behind the wall is perfect.
