Almost every bathroom maintenance article you will read assumes hard water. It recommends acidic descalers, warns about mineral scale on glass, and treats a water softener as the underlying fix. That advice is sound in most of California and largely wrong here.
Placer County Water Agency reports hardness averaging 21.75 mg/L for the system serving Rocklin and Loomis — about 1.3 grains per gallon — and answers the question directly in its own report: that is soft water. San Juan Water District publishes 23.6 mg/L for Granite Bay and tells customers they have no need for a softener. So the film on your shower glass is mostly soap scum, not scale, and the routine that removes it is different.
This guide is written for a bathroom we built, on the water most of this area actually has. Where you are on a private well, the advice changes substantially, and that is covered too.
The one habit that matters most
Keep a squeegee in the shower and use it on the glass and the tile after you finish. Thirty seconds. It removes soap residue before it establishes, and it does more for the appearance of a bathroom over ten years than any product you can buy. Everything else on this page is secondary to it.
What to use on each surface
The main thing this table prevents is using an acidic cleaner on stone, which is the most common way an expensive surface gets permanently damaged.

When in doubt, neutral pH and a soft cloth is safe on everything in this table. The damage cases almost all involve an acid meeting stone, or an abrasive meeting a coated finish.
Why the usual hard-water advice does not apply here
Mineral scale forms when water carrying dissolved calcium and magnesium evaporates and leaves them behind. The treated supply across Rocklin, Loomis and Granite Bay carries very little of either — it is Sierra snowmelt filtered through granite and metamorphic rock rather than limestone, so there was never much to dissolve. PCWA classifies anything under 60 mg/L as soft, and reports 21.75 for the Foothill/Sunset system.
What still builds up on glass and tile is soap scum: an organic residue of soap, body oils and skin. It looks similar to scale and it behaves completely differently. Acidic descalers, which dissolve mineral deposits, do very little to it — while doing real damage to natural stone and to some metal finishes. A squeegee, which physically removes the residue before it dries, is both more effective and harmless.
The practical consequence is that a water softener solves a problem you probably do not have, and that several products marketed for bathroom maintenance here are answering the wrong question. It also means lighter grout in a wet area is more defensible on this supply than the conventional advice allows, because there is little mineral content to deposit in it.
Two exceptions. Roseville blends groundwater from its own wells with Folsom Lake surface water and runs harder than its neighbours, so the conventional advice applies more closely there. And private wells are an entirely separate matter, covered below.
If you are on a private well
Well water is independent of anything a district publishes, and across the Loomis Basin, rural Auburn, Penryn, Alta Sierra and much of rural Nevada County it is the norm rather than the exception. Chemistry varies parcel to parcel, so your neighbour is not a reliable guide.
Iron is the problem worth planning around, and it is different in kind from hardness. Iron stains light grout permanently — not "needs scrubbing", permanently — and it will discolour a white grout line within months. If your water carries iron, the correct responses were made at selection time: a mid-tone grout in the wet area, coated rather than unlacquered metal finishes, and factory-treated glass. If those decisions are already behind you and the staining has started, the honest answer is that treatment at the source is the only thing that stops it getting worse.
Where hardness is genuinely high on a well, a softener does make sense — this is the situation the conventional advice was written for. Iron usually needs its own treatment stage separate from softening. A routine that actually gets followed
Ambitious maintenance schedules do not survive contact with real households. This is the version we would actually expect someone to keep.
After every shower — thirty seconds
Squeegee the glass and the tile walls. Leave the door or curtain open so the enclosure dries rather than staying humid.
During and after every shower — twenty minutes
Run the exhaust fan while you shower and for fifteen to twenty minutes afterwards. A timer switch makes this automatic and is worth retrofitting if you do not have one.
Weekly — ten minutes
Neutral cleaner on tile, glass and counters. Soft cloth or soft brush. Nothing acidic anywhere near natural stone.
Annually — half an hour
Seal cementitious grout if you have it. Check the flexible sealant at every change of plane. Clean the exhaust fan cover, which collects dust and quietly loses you airflow.
Annually — five minutes of looking
Walk the room and look at corners, the base of the shower door, and where tile meets the tub or the floor. You are looking for a sealant joint that has split or pulled away. That is the check that catches a problem while it is still cheap.
What to watch for, and what it means
Most bathroom failures announce themselves before they become expensive. These are the signals worth knowing.
- A cracked line where two walls meet, or where the wall meets the floor
- Those joints move, which is why they should be flexible sealant rather than grout. A crack there is either normal movement in a sealant reaching the end of its life — easy to renew — or a sign it was grouted when it should not have been. Either way it is an entry point for water and worth addressing promptly.
- A grout line that stays darker than the ones around it after everything has dried
- Persistent moisture behind the tile. This is the one to call about rather than watch. It can mean a waterproofing failure, and the cost of investigating early is a fraction of the cost of finding out later.
- A tile that sounds hollow when tapped
- A void beneath it, usually from incomplete mortar coverage at installation. Not urgent on a wall; more of a concern on a floor, where point loads eventually crack an unsupported tile.
- Mould returning quickly after cleaning
- Almost always a ventilation problem rather than a cleaning one. Check the fan actually moves air — hold a tissue to it — and that it runs long enough after the shower. A fan venting into an attic rather than outside is a common older-house fault and moves the problem rather than solving it.
- Water pooling in the shower floor rather than draining away
- A slope problem, and it should not happen in a correctly built shower. Worth reporting rather than living with, because standing water eventually finds the weakest point in the assembly.
- A slow drip at a valve or a supply connection
- Small now, and small drips inside a wall are how large problems start. Easy to fix while it is still a drip.
If something looks wrong, tell us early
Nearly everything on the watch list above is inexpensive to address when it is caught and expensive once water has been behind tile for a season. We would much rather look at something that turns out to be nothing than be called after a floor has been wet for six months.

Do I need a water softener?
On the treated supply serving Rocklin, Loomis or Granite Bay, almost certainly not. PCWA reports 21.75 mg/L for the system serving Rocklin and Loomis and classifies that as soft; San Juan publishes 23.6 mg/L for Granite Bay and tells customers outright they have no need for one. A softener removes hardness you do not have. On a private well with genuinely high hardness it is a different calculation, and iron generally needs its own treatment stage as well.
Why does my shower glass still get cloudy if the water is soft?
Because what you are seeing is soap scum rather than mineral scale. It is an organic residue of soap, body oils and skin, and it looks similar but behaves differently. Acidic descalers, which dissolve minerals, do very little to it — while risking damage to stone and some finishes. A squeegee after each shower physically removes the residue before it dries, which is why it works so much better than any product.
How often should grout be sealed?
Roughly annually for cementitious grout, and never for epoxy. Sealing the tile itself is not a thing — porcelain absorbs under 0.5% water, so it cannot take up sealer any more than it takes up water. If someone offers to seal your porcelain tile, they are selling you a service the material cannot use.
Can I use vinegar to clean my bathroom?
On porcelain or ceramic tile, it will not do harm, though on soft water it is solving a problem you mostly do not have. Never on natural stone — vinegar is acidic and it etches marble, limestone and travertine on contact. That damage is permanent and it is one of the most common ways an expensive surface gets ruined by good intentions.
How long should I run the exhaust fan?
During the shower and for fifteen to twenty minutes afterwards. The purpose is to remove humid air after the room has stopped producing it, which is when most of the drying actually happens. A timer switch makes it automatic and is a cheap retrofit. If mould keeps returning despite cleaning, the fan is the first thing to check rather than the cleaning routine.
What should I call you about rather than just keep an eye on?
A grout line that stays darker than its neighbours long after everything else has dried, water pooling in the shower floor instead of draining, and any sealant joint that has split at a corner. The first two can indicate a problem behind the tile, and the third is an entry point for water. All three are far cheaper to deal with early. Cosmetic things — a chipped tile, a mark on a countertop — can wait for a convenient moment.
