PVD-coated versus living brass

Brushed brass is sold as one finish and is really two materials that behave in opposite ways. One keeps the colour it arrived in more or less permanently. The other is designed to change, and will, whether or not anyone told you.
Getting that distinction wrong is the most common finish regret in a bathroom, and it is entirely avoidable at selection. It is also where the local water genuinely changes the answer — just not in the direction most people assume.
PVD stands for physical vapour deposition: a hard, molecularly bonded coating applied in a vacuum chamber. It is not a lacquer or a plating in the old sense, and it does not wear off under normal use. A PVD brushed brass tap looks the same in fifteen years as it did on day one, which is the point of it.
Unlacquered or "living" brass is the bare alloy with nothing on top. It oxidises. It darkens where hands touch it and stays brighter where water runs, so it develops a pattern that maps how the room is actually used. Some people find that beautiful and specify it deliberately. Others discover it three weeks after installation and are dismayed.
There is a third category worth naming because it causes most of the confusion: lacquered brass, where a clear coat sits on top of the alloy. It looks like living brass and behaves like neither. The lacquer eventually wears through in the high-touch areas, and the brass beneath then patinas in patches rather than evenly. It is the worst of both and we would steer you away from it.
What it measurably does
Numbers where numbers exist. The third column is the part a spec sheet leaves out — why any of it should change what you choose.

- Not a floor material. Listed because brass drain covers and linear drain trims exist, and those are the one sensible floor-level use.
What it will actually ask of you
“Low maintenance” is not maintenance information. These are the tasks and the intervals.
- Routine cleaning — PVDWeekly
- Soft cloth, mild soap, dried afterwards. Nothing abrasive and nothing acidic. That is the entire regime.

- A dry cloth, and otherwise leave it alone. The patina is the reason you chose it; cleaning products fight it and produce a blotchy result rather than a uniform one.
- Polishing living brassOnly if you intend to keep doing it
- Polishing resets the patina, which then begins again unevenly. It is a commitment rather than a one-off — either embrace the ageing or specify PVD in the first place.
- Avoiding acidic and abrasive cleanersAlways
- Bathroom descalers, vinegar and abrasive pads all attack brass finishes. Worth knowing that on the soft water here a descaler was solving very little to begin with.

- On hard water this is essential. On the soft supply through Rocklin, Loomis and Granite Bay it is genuinely optional — there is very little mineral content to leave a mark.
Honestly: the case for and against
What it does well
- PVD keeps its appearance effectively permanently in domestic use
- Brushed texture hides drying marks far better than any polished finish
- Living brass ages into something genuinely individual, which no coating reproduces
- Warmth that chrome and nickel cannot provide, and the reason it is usually chosen
- On soft water — most of this service area — the durability gap versus chrome narrows considerably
- Cabinet hardware in brass is a cheap way to test the warmth before committing the plumbing
What to weigh against it
- The two versions behave in opposite ways and are sold under similar names
- Lacquered brass is a third category that wears through unevenly and should be avoided
- "Brushed brass" varies noticeably between manufacturers, so mixed-brand suites often do not match
- Commits the room to a warm palette that tile, stone and cabinetry must then agree with

- Costs more than chrome, and replacement years later may not match what is then available

Buying living brass without knowing it will change
The single most common finish regret in a bathroom. The tap darkens at the handles within weeks, stays bright where water runs, and the owner concludes it is faulty when it is behaving exactly as designed.
Instead: Decide deliberately. If you want permanence, specify PVD and confirm it in writing on the order. If you want the patina, choose it knowing the pattern will map how the room is used and will not be uniform.
Mixing brushed brass across manufacturers
The tap, the shower valve and the towel rail arrive in three subtly different tones that read as a mismatch once installed under the same light.
Instead: Source the visible metal in one room from one manufacturer where possible, or accept mixed metals as a deliberate scheme — a brass tap with matte black or chrome elsewhere reads as intentional, three near-identical brasses do not.
Using a descaler or an acidic cleaner on it
Attacks the finish and dulls or discolours it, on PVD and living brass alike. Irreversible on a coating.
Instead: Soft cloth and mild soap. On the soft water here the descaler was addressing very little in the first place, which makes the risk entirely unnecessary.
Committing the whole room to brass before living with any of it
Warm metal sets the palette for tile, stone and cabinetry. Deciding late that you wanted a cooler room means changing far more than the taps.
Instead: Start with cabinet hardware, which is inexpensive and easily swapped. If the warmth still appeals after a few weeks in the actual light of the room, commit the plumbing.
Brass on the water we actually have
The standard advice on brass in this region is to specify coated finishes because the water is hard. That is wrong here, and it is wrong in the direction that narrows your options unnecessarily. Placer County Water Agency reports hardness averaging about 1.3 grains per gallon for the system serving Rocklin and Loomis, and answers the question in its own report: this is soft water. San Juan Water District publishes a comparable figure for Granite Bay and tells customers outright they have no need for a softener.
On that supply, **unlacquered living brass is a genuinely viable choice** rather than the high-maintenance option it is usually presented as. There is very little dissolved mineral to deposit, so the aggressive spotting and scale that punish uncoated finishes elsewhere barely occur. The patina will still develop — that is oxidation from air and touch, not from the water — but it develops evenly rather than being overlaid with mineral crust. If you have wanted living brass and been talked out of it locally, the water was not the reason.
Two exceptions, and they are real. Roseville blends groundwater with its Folsom Lake supply and runs harder than its neighbours, so the conventional coated-finish advice applies more closely there. And private wells through the Loomis Basin, Penryn, rural Auburn and much of rural Nevada County are an entirely separate matter: iron is the dominant problem, it marks metal as well as grout, and on an iron-bearing well PVD is unambiguously the safer default.
Truckee deserves its own line. Truckee Donner PUD draws entirely from the Martis Valley groundwater basin rather than treated surface water, so none of the soft-water reasoning above transfers up there. We have not read a hardness figure out of the district report and will not quote one — but the mechanism differs, so do not assume a Truckee bathroom behaves like a Rocklin one.
Questions we are asked about brushed brass
What is the difference between PVD and unlacquered brass?
PVD is a hard coating bonded in a vacuum chamber; it does not wear off in domestic use, so the finish you selected is the finish you keep. Unlacquered — "living" — brass is the bare alloy, and it oxidises continuously, darkening where hands touch it and staying brighter where water runs. Both are legitimate. They are sold under similar names and behave in opposite ways, which is why this is worth settling on the order rather than discovering later.
Is brass a bad idea because of hard water here?
That advice is common locally and it does not hold. PCWA reports about 1.3 grains per gallon for the system serving Rocklin and Loomis and calls it soft; San Juan says the same for Granite Bay and tells customers not to buy a softener. There is very little mineral content to deposit, so living brass is genuinely viable here. The real exceptions are Roseville, which blends groundwater and runs harder, and private wells, where iron is the problem and coated is the safer default.
Will my brass tap match my brass shower valve?
Not reliably, if they come from different manufacturers. "Brushed brass" is not a standardised colour and two brands can differ noticeably once installed under the same light. Source the visible metal from one manufacturer where you can. If you cannot, a deliberate mixed-metal scheme reads far better than three brasses that nearly match.
Can I stop living brass from patinating?
Not without polishing it repeatedly, which resets the process rather than stopping it — and the patina then returns unevenly. If permanence is what you want, the answer is to specify PVD from the start rather than to fight an unlacquered finish. Choosing living brass is choosing the ageing; that is the whole proposition.
How do I test whether I actually like brass?
Start with cabinet hardware. Handles and knobs are inexpensive, easy to change, and put the metal in the room under the light it actually gets. Brass commits the palette — tile, stone and cabinetry all have to agree with the warmth — so it is worth being sure before the plumbing goes in, because taps are a great deal harder to reconsider.
